ATV riding through swamp at Suburban Estates Holopaw
7 Simple Steps

How It Works

Buying your access lot in Suburban Estates is simple. Here's the process from start to finish.

01

Choose Your Lot

Browse our available lots and pick the one you want. All access lots give you the same gate access — the lot with a key included is the fastest way to start riding.

02

Contact Us

Reach out by phone, email, or the contact form on this site. We'll confirm availability and answer any questions.

03

Sign the Agreement

We send you a simple vacant land purchase agreement — no attorney or escrow needed — that you can sign electronically from anywhere. A small $10 deposit reserves the lot in your name and locks it for 30 days while we complete the sale, and it's applied to your purchase price.

04

Make Payment

Pay the lot balance by Zelle, bank wire, cashier's check, or cash for in-person closings — we don't take credit cards. Small deed costs also apply: a $25 deed-preparation fee, the $10 county recording fee, and the Florida Documentary Stamp Tax ($0.70 per $100 of the price). Once payment is received, we prepare and sign your deed.

05

Receive Your Deed

We prepare and sign a Quit Claim Deed before a Florida notary, transferring the property to you (up to 4 names). Recording it with the Osceola County Clerk of Court — to make your ownership public record — is the buyer's responsibility, but we're glad to record it for you at the costs above.

06

Get Your Gate Key

If your lot includes a key, you're all set. Otherwise, contact SEPA Club (sepaclub.com) to get your gate key for $50. One key per lot.

07

Ride!
